How Do You Know When You Need a New Roof

How long should a roof last

Most people don’t think about the roof over their heads until a leak catches them by surprise. But you shouldn’t wait for the water to pour through the ceiling to finally pay attention to it.

So, how do you know when you need a new roof? Unless you’re a roofing professional, it can be hard to tell. While some materials may last longer than others, with time, any roof will lose its durability. Unfortunately, waiting too long for a replacement can lead to a number of problems, including damage to your home’s interior.

Yes, your roof might not come with a ‘best by’ date, but there are a few things to look for that might indicate it’s time for a replacement. Here are the signs you should watch out for.

Your roof’s age

If you ask experts, most agree that a roof should last at least 20 years. However, the exact lifespan of a roof depends on many different factors, from the surface material of the roof to the climate of your area.

Although there are many ways you can lengthen the life of your roof (hello, spot treatments!), eventually, these measures won’t be enough. Once the material starts to deteriorate, there’s a much greater risk of experiencing water intrusion and other issues. That’s why it’s best not to delay roof replacement until the latest moment possible. You should think about it sooner rather than later!

Not sure how old your roof is? This information should be available in previous building permits.

Replacing the roof

You experience water leaks

Water leaks are a homeowner’s worst nightmare and should be addressed immediately, as they can ruin your furniture and appliances and even cause serious structural damage.

If you notice your roof is leaking, you should inspect it as soon as possible. Sometimes, the root of the problem can be something as simple as a cracked pipe boot or nail pop-outs. Other times, leaks may occur if your roof is improperly installed or has reached the end of its lifespan. According to the National Roofing Contractors Association (NRCA), roughly 33% of homes in the US experience a roof leak every year.

The tricky part is that some leaks can be difficult to find and repair. Don’t be surprised if it takes a couple of tries to find the right solution.

There’s light in your attic

If you ask a roofing professional for assistance, one of the first things they’d check is your attic. When there’s significant light coming through the beams or noticeable water stains, it’s a clear sign your roof needs an update.

But if you spot a little bit of light in your home’s attic, don’t go into panic mode straight away. It’s not always a bad sign! For example, gable, soffit, and ridge vents may let some light in to circulate the air. Nevertheless, to determine your roof’s condition, it’s best to talk with an expert. Damaged shingles

Take a good look at your roof. Are the shingles lying flat against it? Or do you see curling in the middle or edges of them? In most cases, curled or buckled shingles are a clear indicator that you may need a new roof soon, typically within a few years. The main issue is that warped shingles leave your home more exposed to leaks that can lead to all kinds of damage – from floor beams to ceilings.

Another way to determine this is to inspect your gutters for shingle granules (little pieces of crushed rock and ceramic granules that make the roof fire-resistant). If you have a new roof – don’t stress! This could be part of the installation process. However, roofs that are approaching the end of their life also have a tendency to shed easily.

Moss or algae

Sure, moss growing on your roof can give your home a bit of a cottagecore vibe. But as romantic as it may look, moss and algae can damage your roof over time. As you may know, these plants thrive in damp environments, which is exactly what you don’t want for your roof. After all, a roof that’s trapping moisture increases the risk of water getting under the shingles.

If you notice spots of green on your roof, don’t try to wash or scrape them off yourself. This way, you can cause more harm than good.
